What you should know before applying
Only people who meet the eligibility criteria can receive subsidised, affordable housing. The questionnaire is used to assess this — so completing it in full is essential. Without details on household size, income and personal circumstances, no assessment is possible. The more accurate your details, the better your needs can be matched to suitable housing offers. It is particularly important that your household does not exceed the income limit set by the funding regulations. You can see the preliminary result of your income assessment in the summary.
19 apartments in the quarter are subsidised by the State of Hesse and the City of Darmstadt and are reserved for prospective tenants in the medium-income segment as defined by the State of Hesse (rent: 8.59 EUR/sqm).
Provided enough prospective tenants come forward who fall within the medium-income segment as defined by the State of Hesse, up to 166 additional housing units could be subsidised by the State. With this rent subsidy, the price per square metre would then settle at an expected 11.50 to 13.50 euros. The City of Darmstadt plays a central role here, as it must submit the application for additional subsidised apartments to the State of Hesse. No additional funding by the city itself is required.
The eligible living space depends on household size:
| Eligible living space for apartments for | Apartment size |
|---|---|
| 1 person | up to 45 sqm |
| 2 persons | up to 60 sqm |
| 3 persons | up to 72 sqm |
| each additional person | 12 sqm more |
Allocation is based on clearly defined criteria: household size, income situation, current living conditions and urgency. Personal connections or subjective judgement play no role. All applicants are assessed using the same rules — no exceptions. This ensures a fair and transparent process. If demand exceeds supply, allocation is carried out through a regulated allocation procedure.
You can only be considered in the allocation process if you complete the questionnaire. Providing complete and accurate information significantly increases your chances of receiving a suitable housing offer. Missing information leads to delays or may result in exclusion from the process.
Incomplete questionnaires cannot be fully processed. As a rule, you will be asked to provide the missing information. If that deadline is missed, your application may be rejected. Complete information secures your place in the allocation process.
